Service Charge Details

This is a brief guide to items that may appear on your service charges statement.

Please note that not all of these will necessarily appear on your statement.

Management/Audit Fee

This covers the cost of running our busy Leasehold Services Department. It is this which provides a menu of services both to our shared ownership customers and also to those customers who have bought their homes outright, We provide services such as:

  • rent & services charge collection.
  • staircasing (i.e. buying more shares in your home).
  • payment and administration of invoices incurred in managing your home/scheme.
  • producing quarterly statements.
  • facilities management.
  • arranging to remedy faults in new homes.
  • arranging for an independent audit of all service charge accounts every year.

Buildings Insurance

This covers the cost of insuring the structure of your home. As we insure all our properties through a block policy the premium quoted is very competitive. Please note that this does not cover the contents of your property, you should arrange your own contents insurance.

Facilities Management

If you live in a scheme where a company other than L&Q provides a facilities management service we have to pass these charges to our customers. We dont add anything to this and simply pass on the amount charged. Please note that this may include domestic water charges billed directly by the facilities management company.

Ground Rent

An amount payable to the landlord for occupation of the land owned.

Grounds Maintenance/Communal Cleaning

If your home has shared gardens, hallways or other areas, we will arrange for a contractor to do the grounds maintenance and the cleaning and charge you a contribution. We get new quotes each year to make sure you get a competitive price and a good service.

Sinking Fund

If you live in an apartments or in a house with shared area such as car parks, part of your service charge will be paid into a sinking fund.

This is like a savings scheme with your monthly payments set aside to go towards the cost of decoration and major works maintenance in the future.

Landlord electric/water

This covers the costs of communal electricity or water supplies.

Bin Hire

This covers the hire of bins from the local authority.

Day to day repairs

If you live in an apartment block we arrange and repairs which are needed to shared areas. The costs are covered by your service charge.
