We work out your estimated service charge based on previous expenditure, or on the costs we know about where services are provided by a contractor. So, for example, we estimate communal electricity consumption based on the last 12 months of bills from the supplier.

Where the service is provided under a regular contract, eg grounds maintenance or communal cleaning, we know the annual cost of the contract in advance. We can use this figure as the basis of your estimated charge for that service. Your estimated service charge will show the services we expect your home may receive during the year and is likely to include contingency sums for unexpected items.

We may include a provisional sum for communal repairs. If we do not spend money on a particular item during the year, it will show as a credit when you receive your final statement.
